Maintenance is the Key to Protecting Your Investment

At Commercial Property Management we are committed to protecting your real estate investment. This commitment means we MUST provide maintenance on your property to maintain the value of your asset. Commercial Property Management has an affiliated Maintenance company that works specifically for Commercial Property Management's clients and owners. This “sister” company understands that protecting your investment is of the highest priority and their commitment is to respond as quickly as possible to any maintenance issues.

Commercial Property Management also works with other qualified vendors to ensure that your property is maintained properly. All vendors are licensed, bonded and insured and have demonstrated they provide quality work in a reasonable time frame. CPM’s vendors provide services such as cleaning, hauling, general maintenance, landscaping, drywall repair, painting, plumbing, electrical repairs, remodels and more. Our goal is to make sure the work is done right and done quickly.

Below is a Spring Maintenance Check list that will help guide you through possible maintenance issues. This is a great time for yearly check ups!

  • Test your smoke alarms often. If the batteries are dead, replace them, but only with 10 Year Lithium batteries…it’s the Law in Oregon .
  • Remember to inspect/replace your HVAC filter monthly  
  • Check and clean the clothes dryer vent and stove hood. If you have a coil-back refrigerator--you probably do--vacuum the coils at least twice each year. Your refrigerator will run much more efficiently with clean coils.  
  • Clean everything, top to bottom! Use non-toxic soaps for better indoor air quality.
  • In our single family homes please take a look at your gutters and downspouts. If they need cleaning or repairs, please contact our office.  
  • Check out your roof – if there is moss growing or if there are tree branches hanging over, please call our office.  
  • Clean the kitchen exhaust hood and air filter  
  • Make sure the light bulbs in all your fixtures are the correct wattage  
  • Review your fire escape plan with your family. If you don’t have one, devise a plan.  
  • Replace all extension cords that have become brittle, worn or damaged
  • Weeds are going to begin sprouting up. If you are responsible for the landscaping, this is the time to monitor your yards. Pull weeds as they come up and do not let them get out of control. Once you have pulled the weeds, you can apply product such as Casoron that should help minimize the growth.  
  • Check your automatic sprinkler systems. Ensure they are working correctly and the timers are set.  
  • Look under your sink – if there appears to be any leaking at all, please contact our office to schedule repairs.
